Two questions, then someone calls you back to set up a walkthrough. Usually the same day.

What do you need?

We already work here. Three of our larger commercial roofs are in Allentown: the Central Fire Station, the YMCA and 3000 Parkway Boulevard. Two are low slope membrane roofs on buildings that never closed, and one is a shingle roof on a large historic building. If you manage a building in the city, there is a good chance one of them is a short drive from yours.

Occupied buildings

The fire station stayed in service

A fire station cannot close for a roof. The station stayed in service, and the roof was replaced around it.

That is the normal case for commercial work in Allentown, not the exception. Phasing, staging, access and what happens if it rains mid-job all get agreed before the first section is opened, so the people inside are not the ones absorbing the disruption.

What we roof in Allentown

Systems and buildings

TPO and EPDM membrane
The usual answer on low slope municipal, retail and warehouse roofs. The fire station and the YMCA are both membrane roofs.
Modified bitumen
For roofs that get walked on to service rooftop equipment.
Shingle on commercial buildings
Steeper commercial and historic buildings, like 3000 Parkway Boulevard.
Coatings
Silicone or acrylic over a membrane that still has structure left. Not over wet insulation.
Leak repair
Seams, flashings, drains and penetrations. Most commercial leaks start at one of those four.
Storm claims
Hail and wind damage on a commercial roof gets documented for the carrier before anything is filed.

Allentown building owners ask

Common questions

Repair, coat or replace?

The assessment answers that, and it is not always replace.

If the deck and insulation are sound, a repair or a coating can buy years for a fraction of a tear-off. If the insulation is wet, coating over it just hides the problem, and you will be told that plainly.

Can you work around tenants or the public?

Yes. The fire station and the YMCA both stayed open.

Work hours, staging, crane and dumpster placement, and protection at entrances get agreed with you before the start date.

I need numbers for a board or an owner. Can you help?

That is what the written scope is for.

Photographs of the failures, the system being proposed, and what happens to the price if wet insulation turns up once the roof is open. No verbal quotes.

Do you also do the rest of Allentown?

Yes, residential too.

Homes across the city, from Center City row homes to the West End, are covered on the Allentown roofing page. How a commercial job runs from start to close out is on the commercial roofing page.
